End of lease cleaning is the detailed clean of a rental property once it has been emptied, carried out against the exit checklist the managing agent will inspect it with. It goes well beyond a regular house clean: the oven and rangehood are degreased, blinds and window tracks cleaned, walls spot-cleaned, cupboards wiped inside and out, and every surface in the wet areas detailed.

Bond disputes almost never start with damage. They start with an oven, a window track, a shower screen and a set of blinds — the four things a tenant runs out of time for and the four things an agent looks at first. That is why end of lease cleaning Sydney renters book is a completely different job to a regular house clean. It is not about making a property look tidy. It is about satisfying a written checklist, item by item, held by someone whose job is to find the things you missed.
So we start with the checklist. Ask your agent for the exit list they will inspect against and send it to us. Every agency has its own, and the differences matter: some want rangehood filters replaced rather than degreased, some want the inside of the dishwasher filter, some want light fittings dusted, some insist on a professional carpet receipt. We clean to their list rather than to a generic scope we wrote ourselves, because their list is the one that decides whether your bond comes back.
The offer, in plain words
If the final inspection raises something that was in the scope we cleaned, tell us and we return and re-clean that item at no charge. No argument, no invoice. We ask two things in return: that you let us know within a reasonable window of the inspection, and that you can still get us access to the property. That is the whole offer and it is stated in your written quote.
What we will not do is promise you your bond, because we would be lying. A bond covers damage, unpaid rent, rubbish left behind and repairs as well as cleanliness, and no cleaner controls those. What we control is the cleaning, and cleaning is the single item agents most commonly deduct for. Getting it right removes the most likely reason your money gets held.
Where the marks are actually lost
The oven is the number one deduction, and it is the job everybody underestimates. Racks, trays, door glass, the seals and the cavity all have to come back to a state that reads as clean, not as scrubbed-at. An oven that has never been touched in a three-year tenancy can add hours on its own, which is why we ask about it before quoting rather than arriving and renegotiating.
After that it is the small, tedious things. Window and sliding-door tracks, which have to be scraped, vacuumed and wiped dry rather than smeared with a cloth. Blinds, which have to be done slat by slat. Walls, which need scuffs and handprints removed without taking the paint with them. Skirting boards, architraves, door frames and switches. Cupboards and wardrobes cleaned inside, outside and on top, because the top of the kitchen cupboards is exactly where an experienced property manager runs a finger. Shower screens descaled, grout scrubbed, exhaust fan covers taken down and washed. Behind and around the toilet, not just the bowl.
Timing it so you are not cleaning around your own move
The property has to be empty. We cannot clean the inside of a cupboard that still has boxes in it or reach the skirting board behind a wardrobe, and an agent will not accept a room that was cleaned before the couch came out. Book us after the removalists have gone and before the final inspection, ideally with a clear day in between so you have breathing room.
If the dates are tight, we work backwards from the inspection. Cleaning the day after the removalists and the day before the agent walks through is common and it works. What does not work is cleaning half a house in advance to save money — the move re-dirties it, and the agent inspects the property in its final state, not its halfway state.
Carpet, and the clause in your lease
A great many Sydney leases require carpets to be professionally cleaned at the end of the tenancy, and agents frequently ask for a receipt as proof. Check your lease before you book anything. We do hot-water extraction in house, so if the clause is there we do the exit clean and the carpets in the same booking and give you the documentation the agent will ask for. If your lease has no such clause, we vacuum thoroughly and you do not pay for extraction you were never required to have.
What is not cleaning
We will tell you at the quote where the line sits. Rubbish removal, garden work, repairing damage, and mould caused by a building defect are not cleaning tasks. Some of them we can price separately. Some of them are maintenance issues that belong in a conversation with your agent rather than on a cleaner's invoice. Either way you find out before we start, not when the bond is being negotiated.

Cleaning is the item property managers deduct for most often, and inside cleaning it is almost always the kitchen. The oven is the job tenants underestimate: racks, trays, door glass, seals and the cavity all have to come back to something that reads as clean rather than scrubbed at, and an oven untouched across a three-year tenancy can add hours on its own.
Around it sit the things an experienced agent checks by reflex — the tops of the cupboards, inside every drawer, the rangehood filters, the splashback grout, the dishwasher seal and the filter underneath it. We ask about the state of the kitchen before we quote, so the price you are given is the price the job actually takes and nothing gets renegotiated on the day.

It is not a money-back promise and it is not a guarantee of your bond, because the bond also depends on damage and repairs. It is a promise that our cleaning will be brought up to standard.
Does an exit clean guarantee I get my bond back?
Clean Best will not guarantee your bond, and you should be wary of any cleaner who does. Your bond covers damage, unpaid rent, rubbish left behind and repairs as well as cleanliness. What we control is the cleaning, and that is what we stand behind with the free re-clean. In practice, cleaning is the item agents most often deduct for, so getting it right removes the single most common reason a bond gets held.
Does the property need to be completely empty?
Clean Best needs the property completely empty before the exit clean. We cannot clean inside a cupboard that still has boxes in it, or reach the skirting board behind a wardrobe. Book us after the removalists have finished and before the final inspection, ideally with a day in between so you are not cleaning around your own move. If a few items genuinely cannot be shifted, tell us at the quote and we will note which areas we could not access.
Is carpet steam cleaning included?
Clean Best quotes carpet steam cleaning as a separate line item, because not every lease requires it. Many Sydney leases include a clause requiring carpets to be professionally cleaned at the end of a tenancy, and agents often ask for the receipt. We do hot-water extraction in house, so if your lease requires it we can do the exit clean and the carpets in the same booking and give you the documentation. How long does an exit clean take?
Clean Best usually finishes a two-bedroom unit in a single day with one or two cleaners. A three or four-bedroom house is a team job and is still typically finished inside the day. Larger multi-level homes with several bathrooms can run into a second day. Oven condition is the biggest variable of all, because an oven that has never been cleaned can add hours on its own. We give you the time estimate with the quote so you can book the inspection around it.
Can you clean before I have finished moving out?
Clean Best can deep-clean the rooms that are already empty, but the exit clean itself has to happen once the property is clear. Splitting it is usually a false economy, because rooms get re-dirtied by the move and the agent inspects the property in its final state rather than its halfway state. If timing is tight, we can often clean the day after your removalists and the day before your inspection. Give us the dates and we will work backwards.
